Shelton CT Condo Market Report for October 2010

Condo sales in Shelton (Huntington) CT for October 2010 showed a 25% decrease in sales compared to the same period last year.   However,  October sales were even with September and UP from the slump which followed the homebuyer tax credit June sales.   

Average list price and average selling price showed a 6% and 8% INCREASE respectively.

The median sales figure came in 3% lower than last year and days on the market showed a decrease of 11%.   So while the sales were down from last year, there is stabilization in the numbers.

Here we get a better picture of condo sales rebounding from the spike in June sales due to the homebuyer tax credit initial June 30 closing deadline.

Following are the Shelton, CT condo property transfers for October 1-31 recorded as of November 15, 2010.  The high sale was in Four Winds (Ivy Brook), and the low sale was in Tanglewood.

November sales favored the $100K-200K range.

 The absorption trend for the last three months indicates a 13.09% rate.   Based on the current inventory and the number of solds, it would take 13.09 months to sell your condo.   The sales were down as expected in July and August following the tax credit closings in June.  So this did contribute to the high absorption rate.

As the inventory thins out during the holidays because sellers hold back from listing thinking it's a bad time to do so (wrong!), the rate will be lower.   Less inventory means less competition if you are trying to sell.  (Hint Hint!)

However, if you are selling your condo, your listing agent must calculate the absorption rate for your price range.  This will help you to determine if you need to adjust your pricing OR if you have not listed yet, determine the best price.
